For your convenience, we normally process our applications via an easy to use app on your smart phone (though we can still use the more traditional methods as well if you need). When you first ask to rent from us, we will send you a link to an online application form, that simply allows us to collect all the information we need from you to process the application.
We’ll also ask you for a holding deposit equal to the equivalent of 1 weeks rent - this isn’t a fee, its simply your commitment to us, so that we know you are serious about the property before we commit to the hours of work needed to process your application and prepare the contracts. Once your application has successfully been processed, we’ll credit this deposit to your first month’s rent.
We’ll also ask you to download our secure app NIVO. You, and the other adults (anyone who is 18 or older will need to be named on the contract) who will be living with you in the property will be guided through the 6 easy steps in the app. Each will be asked to provide copies of:
· Photo ID
· Recent bank statements
· Proof of employment
We’ll also carry out some due diligence such as running credit checks on each applicant.
If you’re worried about your credit history, we’d recommend running a credit report on yourself before applying so that you can see if there are any issues we should be aware of such as County Court Judgements (CCJs). If you have CCJs, or a poor credit history, that doesn’t mean you can’t rent from us, but we would need a guarantor, who is a UK home owner, and who qualifies for guarantor insurance.
This whole process normally takes between 3 - 12 days (usually the pace we process the application is dictated by the speed with which you and your referees provide us with the data we need).
Before you move in, you’ll sign the contracts in our secure app (at the time of writing we’re the only agents we are aware of who handle your sensitive personal data in such a manner) and pay the balance of the first months rent, plus the deposit.
There is no “normal tenant”. Everyone is different. Some will be looking for somewhere shorter term, maybe they have just sold their family home and need somewhere as a stopgap (our shortest tenancy is 6 months for a family home or apartment, 3 months for a room in a House Share). Other people will stay with us for many years.
Our tenants come from all works of life, and all over the world. At the time of writing we have warehouse workers from Eastern Europe, nuclear engineers from France, Surgeons from Bristol not to mention all of our many local people who do the jobs local people do!
There are lots of website you can go to find out your credit score and details of your credit history. Many of these are free to use and you simply need an email address to register. Try out www.creditkarma.co.uk.
If you are unsure about your credit history, check it out for yourself before you apply to rent.
If you have a poor credit score or CCJs, that does not mean you can't rent with us, just that you will need a UK home owner who qualifies for guarantor insurance.
If you do not disclose during the application process that you have a poor credit score or CCJs, IVAs etc, then you risk losing your holding deposit.
